Upper Irvington sellers are typically talking to owner occupant buyers chasing suburban feel at an Irvington price point. That buyer cares about move-in condition, curb appeal, and school proximity.

That buyer cares about the rent roll, the mechanicals, and whether the numbers pencil, not the paint color.
