Selling in West Orange: Why Knowing Your Buyer Type Matters

West Orange homes are selling in about 32 days on average, well under the national pace, with a median sale price around $650,000 to $685,000 and values up roughly 9 percent year over year. If you are weighing whether now is the time to list, the data says yes. The question is whether your listing is positioned to capture the top of that range or the bottom.

A Market With Two Buyer Types

West Orange draws two distinct buyer pools, and your listing strategy should reflect which one your home fits. Owner occupant families are chasing space, schools, and the Eagle Rock Reservation lifestyle. Investors are actively shopping the multifamily side, with 11 or more multi-family listings typically active at once, priced $499,999 to $899,999.

A single family home should market to the family buyer, full stop, school district and layout front and center. A 2 to 4 family should market to the investor buyer with the rent roll and mechanicals up top, not buried. Mixing the message dilutes both audiences.

Why 32 Days Is the Number to Beat

At 32 days average, West Orange is moving noticeably faster than neighboring Orange or East Orange. That gap usually comes down to buyer confidence in the school district and the town's amenity base, not just price point. A listing that takes 60 or 90 days here is not a market problem, it is a pricing or positioning problem specific to that home.

What This Means If You Are Selling

With appreciation running near 9 percent, pricing off a comp from even a year ago undersells the home. But West Orange buyers are informed, family buyers especially compare aggressively across Millburn, Livingston, and Montclair, so an overpriced listing gets measured against strong competition fast.

Working With a Local Agent

I build a different marketing plan for a West Orange single family than I do for a West Orange multifamily, because the buyer reading the listing is different in both cases. That distinction is where sellers pick up real dollars at the closing table.

Let's talk about what your West Orange property is worth and who your ideal buyer actually is.
